What to Look for in an Outdoor Living Space Contractor

Not every landscaping company builds outdoor living spaces well. Here are the questions to ask before signing a contract.

An outdoor kitchen, fire pit, or stone patio is a permanent addition to your property. The contractor who builds it should have the skills, experience, and reliability to do it right — because mistakes in hardscaping are expensive to correct and often permanent. Here’s what to evaluate before you hire.

Verify the License and Insurance

This is non-negotiable. A contractor working on your property without proper liability insurance leaves you personally responsible for any injuries or property damage that occur during the project. Ask for a certificate of insurance naming you as the additional insured, and verify it’s current.

In Connecticut, landscaping contractors aren’t required to hold a state contractor’s license, but BBB accreditation and verifiable references indicate a business that operates above the minimum bar.

Look at Real Work, Not Stock Photos

Ask specifically to see photos of completed projects — ideally photos of the finished work taken after the client has lived with the space for at least a season. Most contractors’ websites show their best work under ideal conditions immediately after completion. Ask if you can speak with a client or visit a completed project.

Pay attention to details in photos: Are the cuts clean at paver edges? Are grout lines consistent? Do stone walls look structurally sound or does the stonework look haphazard? These details reveal craftsmanship.

Ask About the Base Preparation

For any paving project, the finished surface is only as good as the base beneath it. Ask specifically: How deep will the crushed stone base be? Will geotextile fabric be used? How will the base be compacted? Will polymeric sand be used for joints?

A contractor who can’t answer these questions — or who seems annoyed by them — is a contractor who takes shortcuts.

Understand What’s Included in Drainage

Ask how water will be managed for the project. A patio should slope away from any structure. A retaining wall needs drainage behind it. An outdoor kitchen area needs a plan for standing water. If a contractor doesn’t mention drainage until you ask, that’s a yellow flag.

Evaluate Communication and Responsiveness

How a contractor communicates before you hire them is a strong predictor of how they communicate during the project. Do they return calls promptly? Do they show up on time for the estimate? Are their written proposals clear and detailed?

Vague proposals that lack material specifications, depth requirements, and timeline commitments create disputes later. A written proposal that specifies exactly what materials will be used and to what specifications protects both parties.

Get Multiple Quotes — But Understand What You’re Comparing

Getting three quotes is standard advice, but comparing quotes on price alone is a mistake when the underlying specifications differ. A quote for a patio with 6 inches of compacted base, geotextile fabric, and polymeric sand is a different product than a quote for the same patio with 3 inches of base and regular sand — even if both quotes describe “a paver patio.”

Compare proposals at the specification level, not just the total price.

Ask About Warranty and Follow-Up

What happens if something settles, shifts, or fails in the first year? A contractor who stands behind their work will tell you clearly. One who deflects the question with vague assurances is worth reconsidering.
